So, you’ve enjoyed living with your student friends for the last two or three years; the house has seen a lot of fun, exam stress, the odd party, heartbreak, laughter and arguments over the utility bills.

- Clean again.
Your landlord will only release your deposit if he or she is happy that the property is as clean as it was when you moved in. If it isn’t, it is likely that they will charge you a cleaning fee.
Make sure your housemates make an effort to clean their rooms and share out the communal living spaces between you.
- Check everywhere for potential damage and hidden dirt.
The landlord will look behind furniture and under beds, places that are easy to forget. Do you burn candles? Check for smoke damage and clean accordingly. Any make up marks on the carpet? Look over the inventory and photos taken when you moved in.
Make sure they match up with the property you are leaving. Landlords use these records at the end of each and every tenancy. Don’t assume they will ‘forget’ or overlook the details. This is their livelihood, they will check everything and charge you for discrepancies.
Take photos of the rooms as you leave them as evidence of them being clean and well-kept should a dispute arise. It’s a sensible idea to invite your landlord round at least one month before you leave for an initial inspection to discuss any concerns you both have.
- Settle up with your housemates.
